Capital Mortgage Services Loan Modification Program
Capital Mortgage Services participates in the federally sponsored Home Affordable Modification Program (HAMP). This program has these primary goals:
1. To keep the borrower having debt problems in their home.
2. To achieve long term sustainability for the borrower.
3. To lower the ratio of housing related debt to gross income to a more acceptable level for the borrower.
The program can include a combination of the following:
1. An interest rate reduction, as needed, for at least five years.
2. An extension of the loan term.
3. A deferral of some portion of the unpaid balance until the maturity of the loan.
